1. PRICING: The very first step in the home selling process is to determine the value of your home. This can be conducted in one of two ways. You can get it Appraised or have a Realtor to conduct you a Comparative Market Analysis (CMA) to determine the market value of your property.
This step is completed by comparing your property to other properties that have sold in your sub-division within the past six to eight months that are in the same age, square footage and type construction group as your property. Value adjustments are made for items that your property may or may not have that one or all of the comparables have. Once this step is completed you will have a better understanding of the market value of your property.
2. CONDITION: The condition of the property must meet the Pricing. If the property is price correctly with other homes that have sold within the past six to eight months in your area but the condition is poor it won't sell for market value.
The condition of the property is a very important part to a quick sale at top value with the lease amount of stress on you. Here are a some steps you want to take before placing your home on the market. Replace all wood rot, paint with neutral colors (this is very important), replace old worn or out dated flooring, repair all water leaking faucets, repair or replace all inoperative appliances, cracked or broken windows, get rid of unwanted items and keep your landscape well maintain for great curb appeal.
3. EXPOSURE: National Surveys show that between 74 to 78 percent of today's buyers been their home purchasing process from the Internet. Therefore when selecting a Realtor to market and sell your property, you want one that have Internet present. It's not enough to be on the Internet but where they are located on the Internet is most important.
Here are some sites and directories like Yahoo Classified, Livingchoice.com, Realtor.com, TheRealEstateBook, Google, Looksmart, HomeAdvisor.com, Overture and AOL that you want present on the first page. It's not enough to be just in the local home magazine anymore. Cyber-Space is where you have the greater possibility to sale your home.
Some of the marketing tools you want to ask or look for in the Realtor are: Personal Web-Site, Visual Tours, Internet Data Exchange (IDX),Super Ads Write-Ups are just a few items that he/she should be equipped with in today's market.
POINT TO REMEMBER: If you over Price your home it could be in the greatest Condition and well Exposed, it won't Sell. Your home can be Priced right but if the Condition does not match the Pricing, you can Expose it to the max it won't Sell. Finally if your home is Price right and the Condition meet the Pricing but is not Exposed by the Realtor it won't Sell.
